The role will be based out of GreenVest’s Bowie, MD and/or Baltimore, MD offices. The Paralegal will play a critical role in coordinating the Land Department and Legal Department by supporting the Director of Land Acquisition with transactional coordination, due diligence, document drafting, database management, and closing preparation. The role requires exceptional organizational skills and the ability to manage multiple acquisition files simultaneously.

- Experience coordinating real estate closings with title companies, outside counsel, and internal teams.
- High proficiency in Adobe, Microsoft Office, Outlook, Teams; comfort with databases and document management systems.
- Associate’s or Bachelor’s degree preferred; Paralegal certificate or equivalent legal experience strongly preferred.
- 2–7+ years of experience in real estate, transactional law, or land acquisition support.
Duties:
- Land Acquisition Support:
- Assist in preparing, reviewing, and formatting draft land agreements, purchase contracts, easements, and related documents under the direction of the Legal Department.
- Support the Land Team in contracting land for environmental restoration projects, including assembling document packages and preparing exhibits.
- Assist with formatting, production, and mailing of marketing letters to landowners.
- Conduct basic landowner research to support outreach efforts, including verifying ownership information, gathering prospect insights, and generating owner profiles. Help to identify contact information and outreach methods for these prospects.
- Maintain organized and accurate files for all acquisition matters, ensuring documents are properly saved and version-controlled.
- Due Diligence
- Manage feasibility studies and coordinate efforts across land, legal, and technical teams.
- Order and track title commitments, investigate site characteristics, compatibility of land use, existing restrictions, environmental factors, historic designations, etc.
- Track deadlines relating to study periods and host weekly meetings to review action items and schedule.
- Closings
- Coordinate all aspects of the land closing process with the Legal Department, Land Team, title companies, landowners, and internal stakeholders.
- Prepare closing checklists and monitor completion of all required documents.
- Review and help assemble closing packages; ensure all signatures, exhibits, and supporting documents are accurate and complete.
- Track deadlines related to closings, extensions, earnest money deposits, and contingencies.
- Administrative & Legal Support:
- Maintain and update the Land Database to ensure accurate tracking of prospects, contracts, due diligence statuses, and closing progress.
- Monitor compliance with contract deadlines and legal obligations, coordinating internally when action is needed.
- Assist with obtaining required internal approvals to initiate drafting, negotiate agreements, or advance transactions.
- Maintain organized land acquisition files in accordance with the company’s document management procedures.
