  • Director of Land Acquisition

    GreenVest (www.greenvestus.com) seeks a full-time Director of Land Acquisition to be based out of our Bowie or Baltimore, MD offices. GreenVest is an entrepreneurial, land-based, resilience and restoration practitioner focused on developing ecological assets. We are a widely recognized expert in fully delivering fixed-price, resilient, nature-based solutions. While we are a for-profit company, our goal is to restore and conserve the environment not only to improve habitat and water quality but quality of life. The Director of Land Acquisition will manage GreenVest’s Land Acquisition Program that identify and secure access to properties suitable for our ecosystem restoration, resilience, and ecological asset development projects. The Director of Land Acquisition will report to a Sr. Vice President and work closely with the in-house legal, business development, and operation teams in pursuit of GreenVest’s land acquisition and project-based goals and objectives.

    Qualifications:

    • Knowledge of and direct experience in developing and implementing real estate acquisition strategies including land use planning, land use regulations, encumbrances (rights of way, easements, etc.).
    • Ten (10) or more years of direct experience in negotiating real estate acquisition deals (easements, rights of entry, fee title, etc.)
    • Basic knowledge of natural resources, environmental regulations, compensatory mitigation, and/or ecosystem services

    Duties:

    • Identification and inventory of suitable properties and project sites

  • Land Acquisition Associate

    GreenVest is an entrepreneurial, land-based developer of ecological assets.     The role will be based out of GreenVest’s Bowie, MD and/or Baltimore, MD offices. The Associate role is suited for a candidate with 1-5+ years of experience, and compensation will be commensurate with the applicant’s level of experience. The role will begin with a larger emphasis on administrative support to the Director of Land and Land Acquisition Manager with an expectation of taking on more acquisition-focused roles over time.

      • Conduct basic landowner research to support outreach efforts, including verifying ownership information, gathering prospect insights, and generating owner profiles. Help to identify contact information and outreach methods for these prospects.
      • Under the supervision of Land Acquisition Manager, engage in outreach to landowners.
      • Identify land leads and grow the department’s professional network of brokers, engineers, developers, land trusts, community organizations, and governmental partners.
    • Due Diligence
      • Manage feasibility studies and coordinate efforts across land, legal, and technical teams.
      • Order and track title commitments, investigate site characteristics, compatibility of land use, existing restrictions, environmental factors, historic designations, etc.
      • Track deadlines relating to study periods and host weekly meetings to review action items and schedule.
    • Closings
      • Coordinate all aspects of the land closing process with the Legal Department, Land Team, title companies, landowners, and internal stakeholders.

  • Business Development Project Manager – Technical Lead

    GreenVest (GV) seeks a dynamic, experienced, highly motivated, well-organized, and detail-oriented Project Manager to join our dynamic and fast-paced Business Development (BD) team in one of our Maryland offices (Baltimore or Bowie). This is a unique opportunity for an individual with a strong technical background in design, permitting, and restoration project implementation to play a key role in identifying and developing meaningful ecological restoration, stormwater management, and other nature-based projects. The ideal candidate has educational background and direct experience in water resources engineering, restoration ecology, and/or landscape architecture including experience in design, permitting, budgeting, and/or implementation of ecological restoration projects, nature-based solutions, and/or stormwater management projects. The ideal candidate is someone who, in addition to technical experience, has excellent technical and proposal writing skills, cost estimating experience for nature-based projects, and understands the full delivery approach to project implementation including associated performance-based risk.

    In this role, the successful candidate will take the lead in developing BD opportunities. The successful candidate will work with the GV team of talented professionals and engineering partners to identify and analyze new opportunities, develop concept plans and the corresponding technical approach, develop project budgets and pricing, draft the technical scope of work narrative, and develop high-quality proposals from start to finish. This role also includes assembling, or helping to assemble, proposal development teams, drafting proposal and project schedules, drafting sub-consultant and/or contractor scopes of work, and soliciting sub-consultant and/or contractor proposals. This role will support the development of persuasive value propositions or proposals in coordination with technical staff, partners, sub-consultants and contractors. This position plays a critical role in presenting GV’s capabilities, services, and outcomes to public and private sector clients, funding agencies, and partners.

    The primary objective of this position is to support GV in developing and capturing new business targets and to maintain and grow the annual volume of business.  This position reports to the Senior Vice President/Director of Business Development and works closely with GV’s BD, Land, Legal, and Operations Teams. GV works in a highly collaborative manner, but the successful candidate must be able to take independent initiative where appropriate.  At GV, we value autonomy and trust our team members to manage their workload and drive efforts forward. A strong sense of ownership, excellent organization, and effective communication skills coupled with experience in the environmental restoration space will be key to success for the selected candidate.

    Key Responsibilities:

    • New project and program genesis translating complex concepts into technically feasible and cost-effective projects in collaboration with GV Senior Management, technical staff, partners, and third-party subject matter experts.
    • Site assessment, feasibility, and highest/best use analysis, including developing a clear understanding of opportunities and constraints for nature-based solutions, resilience projects, or development of ecological assets.
    • Strong understanding of local, state, and federal regulations governing the design, engineering, permitting, and implementation of nature-based projects and stormwater management.
    • Secure sub-contractor and sub-consultant proposals for the design, engineering, permitting, construction, and maintenance/monitoring of GV opportunities. This will require the development of scopes of work and the management/coordination needed to secure formal proposals to complete those scopes of work.
    • Develop accurate cost estimates and proformas collaborating with GV Senior Management, technical staff, partners, and third-party subject matter experts.
    • Support or lead the end-to-end development of proposals, qualifications packages, opportunity profiles, value propositions, and other BD deliverables.
    • Support the tracking and analysis of Requests for Proposals, Requests for Qualifications, and funding announcements relevant to ecological restoration, stormwater, and resiliency targets and initiatives.
    • Manage business development pursuits, to include tracking progress and meeting both internally and externally set deadlines for BD related deliverables.
    • Manage timelines, production, and deliverables across multiple concurrent BD pursuits.
    • Coordinate with the BD team to ensure strategic alignment and responsiveness in all submissions.

    Qualifications of Ideal Candidate:

    • 10+ years of experience in designing, permitting, constructing, maintaining, and monitoring nature-based projects and/or stormwater management infrastructure.
    • Experience with ecological restoration, stormwater/NPDES/MS4 programs, 404 or other compensatory mitigation, Total Maximum Daily Load (TMDL) reductions, and/or climate resiliency.
    • Experience in developing technical approaches for nature-based solutions and ecosystem restoration projects.
    • Experience, strong skills, and fluency in cost estimating, budget preparation, pricing, and financing.
    • Strong technical writing skills and experience preparing proposals and/or responding to federal, state, or municipal solicitations for proposals or bids under deadline pressure.
    • Ambitious and highly motivated team player with strong interpersonal skills capable of motivating staff, external partners, clients, and stakeholders.

    Minimum Skills & Experience

    • Bachelor’s degree in Water Resources, Environmental Science, Aquatic Ecology, Civil Engineering, Construction Management, or related field.

    Desired Skills & Experience

    • Project Management Professional (PMP).
    • Management of aquatic ecosystem restoration programs or projects with an emphasis on wetland, stream, and living shoreline restoration and stormwater management.
    • Experience leading or managing ecosystem restoration construction oversight.
    • Experience developing and tracking project budgets and preparing or assisting in the preparation of construction cost estimates.
    • Experience identifying and assessing the feasibility of restoration sites.
    • Experience in wetland and stream functional assessment.
    • Knowledge of permitting requirements (local, state and federal) and experience in preparing, submitting applications and securing permits for ecosystem restoration projects.
    • Experience in post-construction monitoring data reduction, analysis, and report development.

  • Ecosystem Restoration Specialist – Maryland

    GreenVest seeks a full-time Ecosystem Restoration Specialist to work in the challenging and rewarding field of ecosystem restoration. The successful candidate would be based out of either GreenVest’s Bowie or Baltimore, Maryland office although a large percentage of their time will be spent on GreenVest’s restoration sites. GreenVest is an entrepreneurial, land-based, resilience and restoration practitioner focused on developing ecological assets through stream and wetland restoration, stormwater management, and land preservation. We are a widely recognized expert in fully delivering fixed-price, resilient, nature-based solutions. While we are a for-profit company, our goal is to restore and conserve the environment not only to improve habitat and water quality but quality of life.

    GreenVest seeks an energetic and self-motivated candidate with experience in landscaping or construction. Experience in the following fields is a plus: stream restoration, stormwater management, reforestation, wetland restoration, and/or living shoreline. The qualified candidate must display the ability to work in physically challenging outdoor settings, as their primary role will be supporting GreenVest’s maintenance and monitoring program and supervising construction of restoration and stormwater management projects. A secondary role is supporting the development of project deliverables, including monitoring reports, through the collection and reduction of monitoring data. Employees in this position will be exposed to all aspects of the ecological restoration field through direct experience.

    • 3+ years professional ecosystem restoration experience and the following requirements:
      • Effective communication, organization, and technical writing skills with high standards of quality.
      • Experience using MS Word, MS Excel, and Adobe Acrobat (or Bluebeam).
      • Ability to work in physically challenging outdoor settings.
      • Ability to lift and carry up to 50 lbs.

      Any of the following experience is considered a plus:

    • Construction, construction supervision, maintenance, and monitoring experience.
    • Landscaping and/or construction experience including planting, seeding, watering, use of power and hand tools, and installation of stabilization matting.
    • Experience operating equipment such as tractors, RTVs, and skid steers with attachments.
    • Experience soliciting and managing vendors, suppliers, and subcontractors.
    • Experience with implementation of adaptive management in construction and maintenance activities.
    • Experience in field data collection and sampling techniques including: vegetation monitoring, soil monitoring, monitoring well and stream gauge installation, automated data logger operation/installation, and GPS-based sampling.
    • Experience in data reduction and analysis.
    • Experience with non-native and invasive plant identification
    • Experience using PowerPoint, ArcMap, and AutoCAD.
